Osprey Property Company and its nonprofit partner, AHC, Inc, are pleased to announce that The Woods at Victoria Park has been awarded The Housing Association of Nonprofit Developers (HAND) Housing Achievement Award for Project of the Year in Virginia. The HAND Award honors nonprofit and for-profit developers and community organizations for outstanding housing projects and service programs for low and moderate income citizens of Maryland, District of Columbia and Virginia. The award was received at the Annual Meeting and Awards Program on June 6th in Bethesda, MD.
The Woods at Victoria Park is a 48-unit affordable senior apartment community which opened in January 2004 and complements the 110-unit independent senior housing which opened in 1997. Both communities serve residents 55 year and older and are income restricted. The senior properties are located adjacent to a 156-unit multifamily garden apartment and 135-unit town- house community which are all part of the Powell’s Creek community located in Woodbridge, Prince William County, Virginia. Like many communities around the Washington metropolitan area, Northern Virginia has a shortage of affordable housing and The Woods enjoys a 100% occupancy rate.
The community offers affordable housing to households earning 40% to 50% of the area median income and has an active resident services program. One and two bedroom units range from $525 to $815 per month. All apartments have fully-equipped kitchens with a dishwasher, frost-free refrigerator, garbage disposal, range with front controls and upgraded cabinets. Safety features include an emergency call system, two eye viewers at the entry doors and grab bars in the bathrooms. Details have been designed into the apartments and common areas for comfort, accessibility and quiet elegance. All apartments are handicap accessible.
Community amenities include a spacious lobby and lounge areas, resident storage lockers, a community room, crafts room, controlled-entry access, and one elevator. The community also has access to the neighboring community’s outdoor pool. Resident activities, programs, and events are coordinated through AHC, Inc. and Habitat America, the property manager.
Development costs were $5,900,000 and were partially financed with low income tax credits awarded by the Virginia Housing Development Authority and a first mortgage. Related Capital Company was the equity provider. Team members included: Heffner Architects, architects; Tobin Builders, general contractor; and CA Interiors, interior design.
