Victoria Park at Sassafras Meadows Breaks Ground

Osprey Property Company is pleased to announce that construction has started at Victoria Park at Sassafras Meadows. The 80 unit senior housing community located in Salisbury, Wicomico County, MD will serve seniors aged 62 and over earning 30% to 60% of the area median income. Victoria Park will offer several styles and sizes of apartments including one and two bedroom units which will range from 661 sf to 1013 sf; rents are estimated to range from $330 to $850. All rents will include water, sewer and trash. 8 units will be handicap accessible. The project will begin leasing in approximately January of 2009, with completion in early Spring of 2009.The attractive three-story wood-framed building will have a brick and vinyl exterior. The building has a C-shaped design with a secure entrance requiring a security code or card access into the building.   Two elevators will provide quick and easy access to spacious apartments with many amenities designed for charm, comfort and accessibility. Apartments will include a full kitchen, frost-free refrigerator, dishwasher, disposer and abundant cabinet and counter space, wall-to-wall carpeting; individual heat and AC; wiring for cable, internet and telephone. Community amenities will include a spacious parlor/lobby, library/business center and sitting area, resident community room, fitness room, Florida room and front and rear patios.

Other members of the development team include: Harkins Builders, Inc, general contractor, Grimm & Parker, architects; Parker & Associates, civil engineer; and Habitat America, property manager. The Department of Housing Community Development awarded tax credits to the project and is providing financing; SunTrust is providing equity and the construction loan. Osprey and Habitat have worked extensively on creating dynamic housing communities tailored to the needs of the senior residents. Since 1987, Osprey and Habitat have developed and continue to operate over 1,500 senior housing units and an additional 1,000 family units.
