The Groves at Victoria Park — Independent Senior Community to Open in July 2005

The Groves at Victoria Park, Sebring’s newest independent senior community, is under construction. The 122 unit affordable rental community is located on Village Grove Boulevard, a new street located off of US Route 27. The Groves will offer quality independent living for adults 55 and over and income restrictions will apply. Pre-leasing will begin in March 2005 and the community is scheduled to open in July 2005.
Designed for carefree living, two elevators will provide quick and easy access to spacious apartments with many amenities designed for charm, comfort and accessibility. Each apartment will include a full-service kitchen, frost-free refrigerator, dishwasher, disposer and abundant cabinet and counter space. Other amenities include wall-to-wall carpeting; individually controlled air conditioning and heating; wiring for cable, internet and telephone; and emergency pull cords for the safety of the residents. Ten percent of the units will be handicap accessible. One bedroom units will range in size from 601-720 s.f. and two bedroom units will range in size from 837-907 s.f. Rents will range from approximately $215 to $600 per month.

The luxurious interior design and furnishings by Diane Leone Designs of St. Augustine will offer old Florida charm and comfort to the thoughtfully-designed common areas where resident programs and social events will be held. Out of town visitors will be welcome and a well-appointed hospitality suite can be reserved for overnight guests.

Osprey and its principals have extensive experience developing senior housing. The Groves was awarded Low Income Housing Tax Credits (LIHTC) and the State Apartment Incentives Loan Program (SAIL) by the Florida Housing and Finance Corporation as part of the community financing plan. In the last eight years, Osprey has received over $8,000,000 in reservations of annual Low-Income Housing Tax Credits, converting the credits into over $65,000,000 in equity. This equity has funded the development of over 1,300 affordable housing units, including over 870 for elderly residents, in Maryland, Virginia and Florida.
