Southern Maryland Tri-County Community Action Committee, Inc. (SMTCCAC) and Osprey Property Company LLC are excited to announce that Hunting Creek, a townhouse rental community located in Lexington Park, MD, is under construction.
The land was donated by the St. Mary’s County Commissioners for the purpose of creating workforce housing. The $12.9 million project consists of 70 units in 14 buildings containing 1, 2 & 3 bedroom townhouses & apartments, a 6,000 square foot community center and 30 self-help home ownership lots located on a spacious 20 acre site with substantial open space. All of the townhouse apartments include a private entrance with porch, wall to wall carpet, spacious fully equipped kitchens, washer and dryer, individual heat and A/C and mini-blinds. Three of the units will be handicapped adaptable. Rents will range from $325 to $965 and income guidelines will apply.
The community center will include a computer lab, communal gathering room and a Head Start Learning & Day Care Facility. Osprey Property Company LLC is developing the site and overseeing the construction of the townhouses and apartments.
Project financing includes $8.5 million in Federal Low Income Housing Tax Credits; $3.9 million in private debt and a $200,000 acquisition loan from SMTCCAC.
